About Property Advice Services
Existing business support services often focus on advice on matters of employment law, company law, intellectual property, and taxation, and do not provide comprehensive coverage of property law. The consequence of this is that businesses may sign leases which they don’t fully understand and incur significant liabilities which may be difficult to withdraw from, leading to serious financial problems, and in some cases, business failure.
Property Advice Services was created to provide businesses with practical, expert guidance to navigate these difficulties. Our tailored services are designed to help you make informed decisions, ensuring your business thrives in the right space.

A Fresh Start Backed By Experience
The founders of Property Advice Services have worked for and run London Business Partnership (LBP) for many years. LBP is a similar business support agency that offers advice and guidance to SMEs through public funded programmes from the likes of the Greater London Authority (Mayor of London) and the UK Shared Prosperity Fund (UKSPF). The team at Property Advice Services has the knowledge, experience and contacts that make all the difference in the commercial sector.
We work closely with Newmark LLC (formerly Gerald Eve), to ensure all our advice is informed by the latest information. Newmark LLC are international property experts in commercial real estate advisory and transactions. They provide invaluable resources and their wealth of experience in the commercial property market. Regulated by the Royal Institute of Chartered Surveyors. We also work with other real estate experts. You can trust their resources and advice as much as our own.
By working closely with these professionals and drawing on our own expertise, we strive to offer practical and valuable advice to those in need.

The Property Advice Services project is a programme that helps London SMEs deal with all issues relating to business rate(s), leases, Lease(s) negotiation, legal right(s), budgeting, opening/closing premises and costs of energy.
The service offered free support and training through delivering masterclasses, one to one, one to many sessions to discuss and get guidance on how to tackle those issues. The programme also offers online resources & guidance developed with experts in the field covering issues specific to various sectors, types of business and property.
This was a “One Stop shop” commercial property advice service to inform, advise and/or support London SMEs and potential entrepreneurs so that they are more knowledgeable and aware of the main issues regarding commercial property.

Property Advice Service and Business Rates
Property Advice Service and Business Rates (PASBR 2) – funded by Mayor of London (Greater London Authority) (September 2020 – March 2022)
The London Business Hub (“LBH”) commissioned in 2020 a programme of free face-to-face business support called Property Advice Service and Business Rates (PASBR 2) project, known as (“PAS”) in response to internal research.
The aim of Property Advice and Business Rates Service (PABRS 2) was to provide free advice and guidance to London-based micro-and small businesses on the topics of business rates, rates relief, lease negotiations, dealing with rent arrears and any other issues relating to commercial premises at the time, such as the COVID-19 support schemes and energy savings.
We worked in partnership, again, with the international property consultancy, Gerald Eve (now Newmark), to help host and deliver a series of free online masterclasses, one-to-one and one-to-many sessions for small to medium-size enterprises across both Inner and Outer London.
The programme engaged with over 1000 businesses through one-to-one sessions and a series of masterclass sessions. (The latter had Q & A sessions).

Business Rates Workshops for Workspace Providers
Business Rate Relief Workshops for Workspace Providers – funded by Mayor of London (September 2019 – June 2020)
Business Rate Relief Workshops for Workspace Providers was a programme of engagement and training for all 33 Local Authorities and Workspace Operators to enable the delivery of a more consistent application of business rates relief for London’s open workspaces.
This project consisted of the delivery of a series of workshops and training sessions as well as the identification and sharing of good practice in relation to the understanding of Business Rates, how best to interpret and implement business rates relief, the procedure and processes for granting small business rates relief as applicable to open workspaces and workspace providers.
The project achieved the following results:
- Delivered 20 workshops on business rates
- Direct engagement with 24 Local Authorities. (15 attended the workshops)
- 159 workspaces across various locations in London benefited from the training sessions.
